REIOS is the private bookkeeping system Mellies Enterprises LLC uses to track what is spent on the properties it works on and to bill the owners of those properties. It is not a public service and there is no way to sign up for it. Accounts exist because somebody at Mellies Enterprises LLC created one.

This page says plainly what the system holds, why, and who else sees it. It is short because the answer is short.

What is collected

About people who sign in

• Name and email address, entered by whoever invited you, or taken from your Google account when you sign in with Google.
• Your Google account’s basic profile — name, email address, and the account identifier — if you choose to sign in that way. REIOS asks Google for nothing else: no access to Gmail, Drive, contacts, or calendar.
• A password, if you set one. It is stored only as a scrypt hash, which cannot be turned back into the password. If you only ever sign in with Google, no password exists for your account at all.
• Sign-in records — when you last signed in, and for each active session the browser it came from and the IP address it was created from.

About the business

• Financial records entered or imported by Mellies Enterprises LLC: card and bank transactions, vendors, amounts, dates, which property and job each cost belongs to, budgets, invoices, and payments.
• Receipts and documents uploaded or photographed — receipt images, store exports, bank statements, closing statements.
• Property and owner records, including the name, postal address, email and phone number of the property owners who get invoiced.
• A record of changes — who assigned a cost to which property, who sent an invoice, who confirmed a payment. This is deliberate: a bookkeeping system that cannot say who changed a number is not worth much.

What is not collected

There are no analytics, no advertising, and no third-party trackers of any kind in this application. Nothing about how you use it is sent anywhere for measurement. Two cookies are set: one that keeps you signed in, and a short-lived one used only during a Google sign-in. Both are strictly necessary and neither is used to follow you anywhere.

What it is used for

Bookkeeping and reporting for Mellies Enterprises LLC and the owners of the properties it works on. In practice that means: attaching costs to the right property, producing draw invoices to property owners, tracking what has been billed and paid, and sending a daily summary email to the people at Mellies Enterprises LLC who have asked for one.

None of it is sold, rented, or used for advertising, and none of it is used to train anybody’s models.

Who it is shared with

Only the service providers that make the system run. Each sees the narrow slice it needs to do its job, and none of them is given the data for their own purposes.

Vercel

Hosts the application. Handles every request, and so sees data in transit.

Supabase

Hosts the PostgreSQL database where all records above are stored.

Amazon Web Services (S3)

Stores uploaded receipts and documents. The storage bucket blocks all public access; documents are served only through the application, to a signed-in user.

Anthropic

Reads receipt and document images so the amounts and vendors do not have to be typed by hand, and answers questions asked on the Ask screen. Answering a question means sending a summary of the ledger — property names and addresses, owner names, budgets, totals, vendor names — along with the question. Anthropic does not train models on this data.

Resend

Delivers outgoing email: invoices to property owners, the daily report, and invitations. Sees the recipient address and the content of those messages.

Plaid

Only if a bank or card account has been connected. Plaid retrieves transactions from the financial institution on Mellies Enterprises LLC’s behalf. Sign-in credentials for the bank are entered with Plaid directly and are never seen or stored by REIOS.

Intuit (QuickBooks Online)

Only if QuickBooks has been connected, in which case confirmed costs and invoices are copied into that QuickBooks company.

Beyond these, records are disclosed only where the law requires it, or to Mellies Enterprises LLC’s own accountant or advisers at its direction.

Invoice links

A property owner is often sent a link to their invoice in a text message, so they can read it without an account. Anyone holding that link can see that one invoice — that is what it is for. Such links stop working 60 days after they are made, can be switched off at any time from inside the application, and are cancelled automatically if the invoice is voided. They are never indexed by search engines.

How long it is kept

Financial records, documents and the history of changes are kept for as long as Mellies Enterprises LLC needs them for its books — which for tax and accounting purposes is normally several years. Nothing is deleted automatically.

Three things do expire on their own:

• Sign-in sessions, after 14 days without use.
• Invitation links, after 7 days, whether used or not.
• Invoice links shared with owners, after 60 days.

If you want your personal details removed, or a copy of what is held about you, write to the address below. Records that form part of Mellies Enterprises LLC’s accounts may need to be kept even after an account is closed; where that is so, the login is deactivated rather than the records erased.

How it is protected

• Every page and every document requires a signed-in account, except the two public pages you are reading and the invoice links described above.
• Passwords are stored as scrypt hashes. Session and invite tokens are stored hashed, never in the clear.
• Access tokens for connected services are encrypted before they reach the database.
• What each person can see depends on their role — not everyone with a login can see invoices or owner billing details.

No system is perfect, and this one is a small business tool rather than a bank. It is built carefully, and that is the honest limit of the claim.

Changes

If this page changes, the date at the top changes with it. There is no mailing list to announce it to.
